Budgeting for yearly rent: turn one big bill into twelve small ones
Most landlords want a year upfront. A savings goal and a monthly budget line make the next renewal a non-event.

In much of Nigeria rent is paid a year or two in advance. It is often the largest single payment a household or small business makes, and it tends to arrive when cash is tight.
Divide the bill by the months you have left
Start with the amount and the renewal date. If rent of ₦1.8m is due in ten months, you need to put aside ₦180,000 a month. If you start with twelve months to go, it is ₦150,000. Starting early is the cheapest thing you can do.
Make it a budget line, not a hope
Treat the monthly amount as a bill. In your budget, give "Rent and housing" a limit, and move the savings out on the day your salary or sales land, before other spending starts.
Keep the money where you can see it
A separate savings account, or a savings goal you track, stops the rent money quietly funding everything else. Watching the balance grow towards the target is motivating in a way a vague plan never is.
Plan for the extras
Agency fees, legal fees, caution deposits and service charges can add 10 to 20% on a new place. Add them to the goal if you might move.
Remember rent relief
If you pay rent on your home, the Nigeria Tax Act 2025 lets employees deduct 20% of it (up to ₦500,000 a year) before tax is worked out. Keep receipts. Try it in our PAYE calculator.
